A low-pressure, chemical-first wash that lifts algae, mildew, and grime off siding, stucco, and painted surfaces without forcing water behind panels or blasting off paint.

Driveway & Concrete Cleaning
A rotary surface cleaner strips oil, rust, tire marks, and years of hard-water haze off concrete, pavers, and stamped decorative surfaces in even, streak-free passes.

Deck & Patio Cleaning
Wood decks, pavers, flagstone, and pool surrounds get a pressure matched to the material — enough to strip grime and hard-water scale, never enough to feather the wood grain.

Why us
Why the valley keeps our number saved
Anyone can point a wand at a driveway. The job is knowing when not to — soft-washing a roof instead of stripping it, matching pressure to the material instead of the clock, and saying no to a job that would do more harm than good.
-
Soft wash first, pressure only where it is safe
Roofs, siding, and painted surfaces get low-pressure chemical cleaning, full stop. High-pressure equipment comes out only for concrete, pavers, and other surfaces built to take it — the technique is matched to the material, never the other way around.
-
A photo report after every visit
Every job ends with timestamped before-and-after photos sent to your phone, the same day. You see the result even if you were not standing in the driveway when we finished.
-
One flat, written quote
You approve a number before we start — for the property and the scope you asked about. There is no on-site upsell pressure and no surprise line item on the invoice.
-
Licensed, bonded, and insured — proof before we touch anything
Certificates of insurance are available before work starts, not after something goes wrong. A chemical spill or an over-pressured mistake on the wrong surface is exactly the risk that coverage exists for, and we carry it.
How it works
From first call to finished driveway
-
Tell us what needs washing
Call or submit the form with the surfaces you have in mind — house, driveway, roof, deck — and roughly when you would like it done.
-
Get a flat, written quote
Most quotes are given from photos or a quick walk-around, same day. The number you approve is the number on the invoice.
-
The crew washes it right
Soft wash where the surface calls for it, pressure where it can take it — with landscaping protected and neighbors' property left alone.
-
Walkthrough and photo report
We walk the result with you where possible, and every job gets a same-day before-and-after photo set, backed by our make-it-right guarantee.

Solstice Exterior Co. Google reviews
4.9 (2,300+)
-
Every other company we called just wanted to blast the roof. Solstice explained why that strips the tile and soft-washed it instead — the black streaks are gone and the grout lines didn’t even fade. First company that talked us out of the wrong service.
-
Booked three days before a backyard shower and they made it happen. The paver motor court looked like the day it was installed, and the photo report showed every corner they hit.
-
Bought a house that had clearly never been washed once. Two visits later the stucco is back to its actual color and the driveway doesn’t look like a different, dirtier driveway anymore.
-
A dust storm coated the whole street and Solstice had us rescheduled within the week — no rush-fee markup, flat quote up front, same number on the invoice.
-
Took an extra call to lock in a morning slot, but once they arrived it was fast and thorough — gutters cleared and the roofline soft-washed in the same visit. Plan a few days ahead.
-
Our HOA switched to Solstice for the clubhouse and common walkways. One contract, one invoice, and the board stopped getting complaints about the entrance looking dingy.

The crew
The crew behind the clean line
Four people, no subcontractors. The person at your house is on our payroll, background-checked, and trained on soft-wash technique before they touch a rotary head.

Owner intro Owen Gallagher
Owner & Founder
Started Solstice with one machine and a truck in 2011. Still runs technique training himself — a rushed rotary pass is the fastest way a new hire damages a driveway.
-
Aisha Rahman
Scheduling & Client Care
The voice on the phone. If a gate code changes or a listing shoot gets moved up, Aisha already rebuilt the route.
-
Jerome Baxter
Senior Wash Technician
Eleven years matching pressure to material. Trains every new hire on when to put the wand down and reach for the soft-wash tank instead.
-
Lily Chen
Field Technician
Most-requested tech on the east-valley routes. Her before-and-after photo reports read like a punch list, not a snapshot.

FAQ
Questions we hear on every first call
Not the way we do it. Roofs, siding, stucco, and painted surfaces are always soft washed — a cleaning solution does the work at low pressure, so nothing gets forced behind panels or stripped off a finish. High-pressure equipment is reserved for concrete, pavers, and other surfaces built to take it. Damage complaints almost always trace back to a crew using one pressure setting for every surface; we do not.
Pressure washing uses mechanical force — high water pressure alone — to strip grime off hard, durable surfaces like concrete and pavers. Soft washing uses a cleaning solution to do the actual work, rinsed away at low pressure, and is the only method safe for roofs, siding, stucco, and most painted or wood surfaces. A company that owns only one machine setting is a company that will eventually use the wrong one on your house.
A single-surface residential job — a driveway, or a soft wash on an average-size house — most often lands in the $200–$450 range; a full exterior package (house, driveway, and walkways together) runs higher. Commercial and HOA properties are quoted per site after a walk-through. You get a flat number in writing before anything is scheduled, and it does not move once you approve it.
In the valley, most driveways and hardscapes hold up well on an annual cleaning, or before a specific event. Siding and stucco typically need a soft wash every one to two years. Roofs showing black algae streaking are usually good for two to three years between soft washes once treated — algae grows back slower after the first proper cleaning than most people expect.
Oil and rust get a targeted pre-treatment before the surface cleaner runs, which lifts the large majority of staining — very old, deeply set oil stains may lighten significantly without disappearing completely, and we will tell you which case you have before we quote it. Black roof streaking is a living algae, not a stain, and it is what soft washing is specifically built to kill and remove.
No — most residential jobs run with nobody home, as long as we have gate or side-yard access confirmed in advance. Garden beds and lawn get a fresh-water pre-rinse and post-rinse on every soft-wash job, and cleaning solutions we use are formulated to be plant- and pet-safe once rinsed.
Yes — every crew carries proof of general liability coverage, and we are happy to send a certificate of insurance to a property manager or HOA board before the first visit, not just on request after something happens. Ask for it; a company that hesitates to provide one is telling you something.
That is covered. If treated algae, mildew, or mold returns within 24 hours of a completed job, we come back and make it right at no charge — no forms, no argument. Regrowth months later is normal biology, not a failed job, and we will always tell you honestly which one you are looking at.
Your exterior, handled. Usually within the week.
One call gets you a flat written quote and a real appointment window — no ranges, no on-site upsell.
